How We Add Value
Sourcing Off-Market
We don’t participate in auctions or bid processes when it comes to acquiring deals. Instead, we focus our energy on reaching real estate owners directly and creating strategic broker relationships that allow us to have a first look. This ultimately allows us to buy assets under market value.
Market to Market Rents
We often buy properties that have tenants paying well below market rents. We bring rents to market rates as leases come up for renewal.
Leasing Vacancies
Our asset management platform, leasing broker relationships, construction relationships, and property management relationships allow us to lease-up vacancies quickly.
CapEx Improvements
We work to complete CapEx improvements quickly and on-budget. We manage construction projects in-house to enhance the appeal and lifespan of our properties.
